Background
On the recent exterior renovation, we discovered significantly more rotted wood than the client had anticipated. This was unforeseen in the ownership maintenance budget, but we wouldn’t be able to proceed with the balcony replacement until it was addressed. A resourceful solution was needed.
Solution
We value engineered a more cost-effective repair. We worked with the City of Carlsbad to approve the use of a structural wood putty anywhere water and termite damaged was present. This cut significant time and costs to the beam and post repair.
